Properties, such as offices, retail spaces, and restaurants up to 20,000 sqft are in the Light Commercial catagory. An assessment can be tailored to focus on attributes based on future needs along with the standard safety, structure, and functionality. Testing of specialized equipment is not included in the scope of this inspection.
Commercial building purchases are generally more fact driven than residential purchases, and in some cases the prospective buyer may not even set foot on the property until the sale is finalized. For this reason, having an assessment report that can be viewed in concert with the listing can add another dimension to the marketablity of the property.

- *Do sellers have to disclose repaired items? In most cases, if an issue has been remedied, the seller is no longer obligated to disclose. This is a question best answered by a Realtor or Real Estate Attourney. However, it’s worth saying that disclosing certain items as repaired or replaced, can actually be a positive.
